General Information

We project, manage and execute your house, cabin or inn in San Martín de Los Andes and the Lake District in the Argentinian Patagonia. We work with the latest technology, which will enable you to see the development and progress of your works with information and photographs updated every month.

The law firm is made up by architect Jose Maria Sosa Acevedo, and engineer Julio Arana, both graduates from the University of Buenos Aires. Mr. Jose Maria Sosa Belaustegui, who has a degree on management granted by the University of Buenos Aires, takes part in the investment projects.
Our management system at cost price enables us to carry out works at minimum value, pursuant to each client's budget and with maximum quality.

MANAGEMENT SYSTEM AT COST PRICE

The system is based upon two components COST AND EXPENSES

Cost

It includes the cost of materials and labor required for the main aspects of the works. Cost cost.

Materials, at the minimum possible cost and with all the discounts made by suppliers in favor of the client, are based upon the standard defined by the owner and the projector, with termination levels established in the project.

Labor is hired according to each kind of work with workers responding to the levels of quality established by the firm, with the best price product ratio.
This cost is the lowest in the market, as the building company does not participate. Therefore, the so-called companies' profit disappears and, as a result, a lower labor value per m2 is achieved.

Expenses

Everything except materials and labor part of the cost cost are considered expenses, namely: professional fees, copies, connection expenses, municipal taxes, etc. Other minor expenses include municipal taxes for the approval of building plans, which are paid only once, measuring expenses, and copies regarding the making of budgets, etc, but which are not relevant within the total amount.
When the works start, there are some monthly expenses, such as water and electricity consumption in the building site, freight expenses and fuel for the works management.

Fees & Tasks

The project includes all the necessary documentation to proceed with the works, the approval of municipal building plans and the calculations in order to define the works cost cost as accurately as possible.

The direction, management and/or conduction includes all the tasks performed by the firm in order to materialize the works in time, making a quality control (direction) and dealing with the agreements, the purchase of materials, the supplies, measurement and certifications and the accounts of the entire process (management), and these are defined according to the procedures chosen by the owner, the term of the works and the total surface.

At this moment, the prices described for labor and fees are fixed and unvariable. But in the event of an inflation process affecting the materials, the price may change. For such reason, we make a deal with most of our clients to freeze the prices once the definite calculations are made, or else, we estimate them based upon a pre-project. But this is obviously not so accurate.

In order to secure the highest accuracy, the resulting values must be defined with the Project termination levels and with the definitive standard chosen by the owner after developing the project process and selecting each kind of works, as well as the characteristics of the works with the counseling provided by the firms.

Therefore, the final cost of the works is established by the owner according to the termination details and the standard chosen. Thus, this system is the most flexible, the most unexpensive and the most controlled by the owner. It also turns out to be totally transparent.
As this is done with individual agreements, the entire works may be scheduled into a continuous process taking from 8 to 10 months, or else, it may be done in stages, according to the different kinds of work in the term the owner chooses and according to the available resources.
Finally, it is important to bear in mind that closed value is non-existent in building with this system. The limit is defined by the owner, as it depends on him to choose between the essential and the ornamental as he determines the surfaces necessary, the materials to be used and the termination details.
